Shalimar Villas is a 12 bedroom estate composed of three villas of 2, 4, and 6 bedrooms, located in Seseh Beach. The villas are fully staffed with Butlers, Cooks, Housekeepers, Gardeners, Pool Boys, Maintenance personnel and Security officers. The perfect holiday location in Bali to enjoy with family and friends and the ideal venue for weddings, parties and events, with the facilities to cater for up to 250 people.
Welcome to Shalimar Villas
Shalimar Villas tranquil beachfront location is approached through a quintessential Balinese landscape of coconut palms and rice fields, peppered with the peaks of mountains on the horizon. This untouched spot is situated on the south west coast right beside the traditional village of Pantai Seseh where life has remained largely unchanged by the progress of the modern world.
The luxurious 12 bedroom estate comfortable sleeps 24 guests and features unbeatable views of the surrounding natural beauty and with each villa being restored back to their former glory at the end of 2016. Contemporary tropical architecture, vast open air living spaces and an abundance of light intermingles with the soft sound of the waves, a myriad of exotic green and sweet scented frangipani trees to bring you a holiday retreat that you will simply never want to leave.

SHALIMAR ESTATE
The sublime Shalimar Estate comprises of 3 separate beachfront villas: Villa Cantik, Villa Makanda, and Villa Kalima, offering 2, 4, and 6 bedrooms respectively.
The whole 12 bedroomed estate can be rented for large parties or alternatively, any combination of the properties can be rented together giving a vast array of options depending on the size of your group.
The three villas sit in a row facing out over the Indian Ocean on a stretch of beach which is perfect for surfing. They are approached through a grand entrance overlooked by the protection of a a large stone sitting Buddha.
Next to the entrance, there is a commercial kitchen where food is prepared before it is served to you in the luxury of your beachside paradise.
All the villas are approached through a stunning walkway which provides tantalising vista’s across the endless rice fields.
Each property is private and fully detached from the others and the innovative landscaping of the gardens at the front means that each swimming pool area is separated by a riot of tropical greenery. However, the lawn, a brilliant space for parties and special events, opens up across the full length of the estate as it reaches down to the beach.

Floorplan –
VILLA KALIMA (6-Bedrooms) ( 4 x King + 1 Queen + 1 Twin)
This elegant 6 bedroom Villa Kalima with unparalleled views over the rice paddies and the Indian Ocean, combines the best of tropical outdoor living with the highest standards of luxury.
Its wealth of outdoor living spaces and extensive lawns make it the ideal place for a wedding, event or corporate occasion as well as being the ideal retreat for a memorable family holiday.
Lie back, relax, sample the food, have a massage and revel in this quintessentially Balinese location.
Living Areas –
The beauty of the vast living space is that it is fully open to the 20 meters swimming pool and landscaped lawn dotted with coconut and frangipani trees, making no distinction between the wondrous outdoors and the social hub of the house. The pool itself has plenty of sunbeds and incorporates submerged loungers creating a perfect spot for cooling off in the heat of the day.
Under the eaves of the two storey building are two massive L shaped sofas with spectacular views over the garden and down towards the beach.
Moving further back into the body of the house is a formal 12 seater dining table and a contemporary fitted kitchen all cooled by swooping ceiling fans. Here you can enjoy the complimentary breakfast and chose other meals from a suggested in-house menu which features Asian and Western favourites as well as healthy options and children’s choices.
A further commercial kitchen for food preparation is located at the front of the villa complex so as staff impinge as little as possible during meal service times. Additionally, there is another sofa at the rear which faces onto a smart TV with digital channels (available upon request) and 100 Mbps WiFi Internet connection is available throughout.
Accommodation –
The accommodation is spread over the three floors of the building. Each of the 6 bedrooms are fully air-conditioned and feature safety deposit boxes and ensuite bathrooms.
On the ground floor, either side of the living area are two extensive master suites with king size beds surrounded by elegant canopy drapes. These have exquisite views over the garden and spacious ensuites with oversized spa-style baths, separate rainfall showers and double vanity units.
Upstairs there are 2 further splendid master suites with absolutely breath taking 180 degree vista over the ocean and the rice fields. These also feature huge bathrooms with large baths and lovely views with blinds for privacy.
Beneath the living quarters are a further two bedrooms with ensuites, these are less grand than the other rooms but still perfectly comfortable.
Staff –
Villa Kalima is staffed by a delightful team includes Butler, Cook, Housekeepers, and for being part of Shalimar Villas estate it is also served by a team of Gardeners, Pool attendants, Maintenance Personnel, and Security officers which will be guarding the villa premises.
Guests are also given further peace of mind by the on-call Villa Manager and the Operational Manager who will do their best to answer questions and facilitate any other services you require. This may include in-house spa treatments delivered by professional therapists, or a driver to explore this amazing island.
Additionally, for your convenience a grocery shopping system with no extra charges is available.

VILLA MAKANDA (4-Bedrooms) ( 4 x King)
This enchanting 4 bedroom Villa Makanda sits in the middle of the Shalimar Villas estate and has sublime vistas across the rice fields and the undulating waves breaking on Seseh beach.
Designed to give guests space, light and serenity, this property combines idyllic outdoor living areas with cool palatial bedrooms to deliver a whole new standard in exotic getaways.
The extravagant communal areas and extensive lawns create the perfect space for a special celebration or a fairy-tale wedding.
Living Areas –
The vast, open plan living accommodation is centrally located at the rear of the villa and faces over the tropical grace of an inviting 20 meters swimming pool and the stylishly landscaped lawn and garden. Beyond a small dividing hedge and pockets of palms, lies the ocean which is a perfect spot for surfing. Either side of the pool are immense day beds with parasols for the ultimate in luxurious poolside lounging, where in total comfort guests can sip on a cool drink or take a nap in the dying embers of the day.
Open to the joys of the garden, the living area features two large L shaped sofas which face onto large wooden coffee tables forming a great shady spot to enjoy a morning coffee and talk about the activities you have planned for the day. This area is fully equipped with a Satellite TV and a DVD player and Wi-Fi is available throughout.
To the rear is a fully fitted, contemporary kitchen with all the accoutrements you will need to cater for your stay and in the middle, with great views of the garden is a sophisticated 8 seater dining table. Here you can sample the delicious complimentary breakfast or order further meals from the in-house suggested menu which includes Western and Asian fayre as well as healthy choices and special children’s options. These meals are served family style and staff may use the commercial kitchen at the front of the villa complex to prepare so as to be as discreet as possible.
Accommodation –
All four of the bedrooms are extensive, fully air-conditioned master suites with lavish canopy beds draped in white linens. They all feature beautiful ensuites designed with massive spa-styled baths with views over the rich surroundings, separate showers and a double vanity units.
Two of the rooms are located on the ground floor either side of the living area and are reached by private wooden bridges through an abundance of tropical planting keeping them separate and private from the communal area.
The further two rooms are on the first floor and have absolutely jaw-dropping views through floor to ceiling windows on three sides of the ocean, the rice paddies and the many hues of green that make this island so exceptional.
Staff –
This property is staffed by a dedicated and discreet team including an Operational Manager who takes care of the day to day running of the estate.
To make your stay as relaxing as possible, a Butler, a Cook, 2 Housekeepers, and for being part of Shalimar Villas estate, a team of Gardeners, Pool Attendants, Maintenance Personnel, and Security Officers are all on hand to make sure all your needs are well taken care of.

VILLA CANTIK (2-Bedrooms) ( 2 x King)
This 2 bedroom Villa Cantik has been named ‘beautiful’ in the Indonesian language and it simply does not disappoint.
Spread across two authentic pavilions which contain the bedrooms and fronted by a spacious outdoor living area, all eyes are naturally drawn to the crystal clear waters of the swimming pool and on across the expansive lawn and down to the idyllic sands of Seseh beach, this is a place where dreams are made.
Styled throughout with a deft minimalist hand this property lets the bewitching allure of the location shine through.
Living Areas –
This villa benefits from a choice of two living areas one indoor and one outdoor both with TV’s and DVD players.
The main living area is spread across the rear of the villa under the overhanging roof and is blessed by the light touch of calming sea breezes. It comprises of a formal dining table that comfortably seats 4 adults and has an extensive L shaped sofa to one side which faces onto a Satellite TV and DVD player. It effortlessly appears as part of the landscape of the garden and the waters of the swimming pool extend almost up to the villa itself.
Around the pool there is a double day bed and a selection of loungers, giving plenty of options for enjoying the clement weather and relaxing with the people close to your heart.
Further to this, near the entrance of the property, is a second indoor living area, opposite a contemporary fully fitted kitchen with all the finishing touches you may need to cater for your stay.

The two bedrooms are almost identical except one has a large daybed which could be utilised for children.
These large rooms have charming, high vaulted ceilings and are reached through large glass doors from the main living area.
Both are extensive, fully air-conditioned master suites with opulent 4 sunbeds which face out onto the spectacular views over the enthralling garden and each one has a large ensuite and a vanity unit.

Weddings & Special Events –
Shalimar Villas estate is the ultimate venue for Bali wedding villas, events, or corporate functions, and can cater for parties of up to 200 guests seated and 250 guests standing.
The extensive flat lawns edged by towering coconut palms provide the perfect space for entertaining. There is even a white Palimanan stone stage, ideal for Balinese dance performances or to set up an arbour. This scene is completed by the stunning back drop of the Indian Ocean and the daily ritual of Bali’s infamous sunsets creating the best place in the world to say ‘I do’.
For all parties, the whole complex needs to be booked to ensure privacy and comfort and to avoid bothering other guests. A minimum stay of 3 nights in Low Season, 5 nights in High Season, and 7 nights in Peak Season will apply.
All events like, parties, birthday celebrations, or weddings require some permits to be obtained and some fees to be paid to the Local Authorities (Banjar), the Police (Polres), and to the villa owners. All these permits have to be applied and approved in advance. A refundable Security will be required, and special Event Terms and Conditions apply.
